Kaş has a handful of genuinely good budget pensions — family-run, clean, often with roof terraces and views toward Kastellorizo. These are the most social and unpretentious accommodation option; most have helpful owners who can advise on diving operators, boat trips, and the Lycian Way.
What to look for: Roof terrace (the views from the hillside above the harbour are excellent), owner-operated (rather than chain-managed), and a location within 10 minutes’ walk of the harbour (essentially all of central Kaş).

Near the theatre: The streets near the Hellenistic Theatre (slightly uphill from the harbour) are quiet, residential, and within 10 minutes of everything.
Upscale and hillside properties (₺3,000–6,000+/night)
Hillside villas: Several private villa rentals and small boutique hotels on the hillside above Kaş offer panoramic views — the harbour, the bay, the Greek island. The best in this category have infinity pools, private terraces, and views that justify the premium. Access to the harbour requires a 15–20 minute walk or a short taxi ride.
Premium town boutiques: The top tier of the town-centre boutiques — private plunge pools, sea-facing suites, exceptional personal service. These are among the finest small hotels on the Turquoise Coast at a smaller town price point than Bodrum equivalents.

Dive-package hotels
What they offer: Accommodation combined with daily 2-tank diving packages at partner dive centres. All inclusive of equipment rental, boat transport to sites, and divemaster guiding.

Kaş has no large all-inclusive resort properties — this is consistent with the town’s character and development restrictions. If you want all-inclusive in this part of the coast, the nearest option is in Kalkan (15km) or further east toward Antalya.
